Payments:

Payments can be made by:

• Visa,  Mastercard.or American Express
• Personal Checks drawn on U. S. banks payable to Vail Valley Real Estate Brokers Inc. Mail to PO Box 426, Vail, CO 81658:

Reservations and Deposits:

All reservations require a deposit of 50% at time of booking  Final payment is due 60 days prior to arrival or October 1 for Holiday bookings.
 If booking is made within 60 days of arrival, (or after October 1 for Holiday) total rent is due upon booking.

Cancellation Policy:

Full refund of deposit (less 1 nights rent or $250.00 minimum cancellation fee) will be made only if we receive written notice 60 day prior to the confirmed arrival date or October 1 for the Holiday season
 Rent will be forfeited on cancellations made less than 60 days prior to arrival, or October 1st for the Holidays unless we are able to rebook the entire confirmed space.
 NO REFUNDS FOR LATE ARRIVALS, EARLY DEPARTURES, SKI CONDITIONS, NATURAL DISASTERS OR WEATHER
 

Reservation Prices do not Include:

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.

Responsibility:

• Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.
• Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

Use:

• It is agreed that the Premises shall be used only for residential purposes, no parties or events, no animals and for no other purpose whatsoever.
• Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
• Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
• .Smoking is not permitted in any residence and Pets are not allowed. A  fee may be charged to clean and deoderize the property if this policy is violated. We reserve the right to have pets removed immediately or rental agreement will be terminated.
• Each Property has a base occupancy of 2 people per bedroom. Some properties can accommodate 2 additional people for a maximum occupancy. There is a charge of $25/person/night over the base occupancy. Exceeding the maximum occupancy may result in immediate eviction.
